One of the benefits of buying a static caravan as a holiday home is that you won’t pay any stamp duty.
This is because static caravans are classed as moveable property and are exempt. The only instance where stamp duty might apply is if you buy land alongside your holiday home.

Stamp Duty Land Tax (SDLT) is a tax you pay when you buy property in England and Northern Ireland. It typically affects second-time residential buyers in the UK.
As of April 2025, if you’re buying a brick-and-mortar holiday home or a second home in the UK, stamp duty usually applies to property over £300,000. This will also vary by location, property value and the buyer.
However, if you are buying a static caravan or lodge with Park Holidays without land, you won’t pay any stamp duty.
